does not cost you anything and you
are under no obligation of any kind.
How bad is too bad
a condition for Blue Ribbon Homes to
purchase my property?
We do not evaluate a property on
how it looks today but on how it
will look after it is repaired. We
will try purchase a property if it
will be above average for the
neighborhood after the repairs are
completed. Every situation is
different, but we have bought single
family homes that needed more than
$200,000 in repairs.
If the property does need repairs,
what will you offer?
Our offer is based on the simple
formula of: Future Repaired Value
minus (Total Cost of Repairs plus
Profit) = Offer Price. In other
words, we estimate the cost of
repairs, the time to complete them,
real estate sales commissions, the
costs of insurance, utilities,
taxes, loan payments incurred to buy
the property, other costs while the
house is being renovated plus a
profit for Blue Ribbon Homes. This
total is subtracted from the
anticipated value after all of the
repairs are finished. The remaining
number is what we offer for the
property.
